Hostel Accommodation Agreement

This agreement is made at Kota on 28 October 2026 between Mahesh Agarwal, running Shree Ganesh Boys Hostel at Plot 7, Rajeev Gandhi Nagar, Kota, Rajasthan 324005 (the “Licensor”); Aditya Verma, a student of Allen Career Institute (the “Licensee”); and Sunil Verma, parent or guardian of the Licensee, reachable on 9876543210, residing at 45, Station Road, Gaya, Bihar 823001 (the “Guardian”).

Terms

1.The Licensor allows the Licensee to stay in Room 12, Bed A (3-sharing) at Shree Ganesh Boys Hostel while studying. This is a licence to use the bed and common areas; it does not create a tenancy.
2.The monthly hostel fee is ₹11,000 (Rupees Eleven Thousand only), payable in advance by the 5 of every month.
3.The Licensee has paid a security deposit of ₹11,000 (Rupees Eleven Thousand only). It carries no interest and will be returned at move-out after deducting unpaid rent, unpaid bills and the cost of any damage beyond normal wear.
4.This agreement runs for 11 months from 1 November 2026. The first 3 months are a lock-in; if the Licensee leaves during the lock-in, rent for the remaining lock-in months is payable.
5.Either party may end this agreement by giving 30 days’ written notice. Notice on WhatsApp or email to the numbers in this agreement counts as written notice.
6.Electricity: Charged separately by meter reading. Food: Included in the rent.
7.The hostel gate closes at 21:30. The Licensee will be inside by then unless the warden has given permission in advance.
8.Leave of one night or more needs the warden’s approval and the Guardian’s confirmation on phone or WhatsApp.
9.Visitors other than the Guardian and family members named at check-in are not allowed in rooms.
10.Ragging, alcohol, smoking and drugs are not allowed anywhere on the property and are grounds for ending this agreement.
11.The Guardian agrees to pay any fee or dues the Licensee leaves unpaid, and is the first contact in an emergency.
12.The Licensee will not sublet, share or hand over the bed to anyone else.
13.The Licensee will keep the room and common areas clean and will pay for any damage they cause to furniture, fittings or appliances.
14.The Licensee will follow the house rules displayed at the property, which form part of this agreement.
15.The Licensee will give a copy of a government photo ID and a recent photograph at check-in, for police verification where required.
16.The Licensor may enter the room at a reasonable time, after telling the Licensee, for inspection or repairs.
17.At the end of the agreement or the notice period, the Licensee will vacate the bed, return the keys and clear all dues.
