Paying Guest Agreement

This agreement is made at Bengaluru on 28 October 2026 between Suresh Gowda, running Sai Residency PG at 14, 3rd Cross, Koramangala, Bengaluru 560034 (the “Licensor”), and Rohit Sharma, whose permanent address is 22, Civil Lines, Kanpur, Uttar Pradesh 208001 (the “Licensee”).

Terms

1.The Licensor allows the Licensee to stay as a paying guest in Room 204, Bed B (2-sharing) at Sai Residency PG. This is a licence to use the bed and common areas; it does not create a tenancy.
2.The monthly rent is ₹8,500 (Rupees Eight Thousand Five Hundred only), payable in advance by the 5 of every month.
3.The Licensee has paid a security deposit of ₹17,000 (Rupees Seventeen Thousand only). It carries no interest and will be returned at move-out after deducting unpaid rent, unpaid bills and the cost of any damage beyond normal wear.
4.This agreement runs for 11 months from 1 November 2026. The first 3 months are a lock-in; if the Licensee leaves during the lock-in, rent for the remaining lock-in months is payable.
5.Either party may end this agreement by giving 30 days’ written notice. Notice on WhatsApp or email to the numbers in this agreement counts as written notice.
6.Electricity: Charged separately by meter reading. Food: Included in the rent.
7.The Licensee will not sublet, share or hand over the bed to anyone else.
8.The Licensee will keep the room and common areas clean and will pay for any damage they cause to furniture, fittings or appliances.
9.The Licensee will follow the house rules displayed at the property, which form part of this agreement.
10.The Licensee will give a copy of a government photo ID and a recent photograph at check-in, for police verification where required.
11.The Licensor may enter the room at a reasonable time, after telling the Licensee, for inspection or repairs.
12.At the end of the agreement or the notice period, the Licensee will vacate the bed, return the keys and clear all dues.

Licensor and licensee

A PG agreement is usually written as a leave-and-licence, not a lease: the tenant gets the use of a bed, not possession of the property.

Lock-in

Set a lock-in only if you mean to enforce it. Three months is common in PGs that fill in one season.

Notice period

Match the notice period in your house rules. If the rules say 30 days and the agreement says 15, expect an argument at move-out.

Stamp paper

Stamp duty differs by state. Print the agreement on stamp paper of the right value, or e-stamp it, before both of you sign.
